Founder and Managing Partner

Ryan Cockerill is the Founder and Managing Partner of 101, a private real estate investment firm focused on acquiring net‑lease assets at structural discount across top MSAs and high‑growth markets in the US. He leads 101’s strategic growth, capital formation, and investment decisions, with a mandate to build a durable, income‑focused portfolio protected by a clear margin of safety.

Before founding 101, Ryan served as Senior Vice President of Acquisition Strategy at Agree Realty (NYSE: ADC), a $12 billion+ investment‑grade net‑lease REIT, where he helped scale a multi‑billion‑dollar portfolio of single‑tenant properties across the United States. He served on the firm’s leadership team, designed and implemented an institutional sourcing platform, and led complex transactions including corporate sale‑leasebacks with national retailers, large multi‑property portfolios, and unique multi‑generational single‑tenant assets.

Ryan began his career at Marcus & Millichap, a national brokerage firm specializing in net‑lease transactions across multiple sectors, giving him a ground‑level view of tenant credit, lease structures, and local market dynamics that now informs 101’s disciplined underwriting and structural value focus.

He holds a Bachelor of Science in Engineering (Industrial & Operations Engineering) from the University of Michigan.

Mark Schlitter

Chief Financial Officer

Mark Schlitter serves as Chief Financial Officer of 101, overseeing the firm’s financial strategy, fund administration, and regulatory compliance. He brings more than three decades of experience as a senior finance and accounting executive across commercial real estate, family office, and investment management platforms.

Prior to joining 101, Mark was Chief Financial Officer at Ackerberg, where he was a member of the Executive Committee and led all fiscal activities for the organization, including launching and managing real estate investment funds, sourcing and closing more than $500 million in company and property‑level debt, and overseeing relationships with lenders, auditors, tax advisers, joint‑venture partners, and investors. Earlier in his career, he served as Vice President of Finance and Controller at Carlson Real Estate Company, and held accounting leadership roles at Carlson and Arthur Andersen.

In addition to his role at 101, Mark has advised multiple real estate and investment managers as a fractional and interim CFO, including structuring private funds, leading accounting system conversions, and building scalable reporting and cash‑flow management processes.

He holds a BA in Accounting from the University of Northern Iowa and is a Certified Public Accountant.
